Highline Hotel, Manhattan, New York City

A boutique hotel courtyard in one of the world’s most demanding urban environments requires a surface that earns its place twice over: once through appearance, and once through performance. At The Highline Hotel in Manhattan, the project team needed bonded aggregate that could deliver the warmth of natural stone, hold up under constant guest use, and be installed in controlled phases without disrupting an active hospitality operation. ROMEX PROFI-DEKO met every one of those requirements across a 3,000 square foot exterior dining and entertaining space completed in winter and spring of 2023.

PRODUCT SELECTION

ROMEX PROFI-DEKO is a two-component resin-based gravel binder that bonds clear aggregate without fines, producing a surface that is highly permeable, ADA-compliant, and stable under both pedestrian and light vehicular loads. For a hospitality project where aesthetics and operational reliability carry equal weight, that profile made it the clear choice.

What distinguished PROFI-DEKO from alternative surfacing systems was its ability to preserve the visual character of natural aggregate while eliminating the maintenance liabilities that come with loose stone. In a hotel courtyard setting, displacement, migration, and uneven distribution are not minor inconveniences. They become service issues. PROFI-DEKO resolves all three by
bonding aggregate at every contact point from top to bottom, at a depth of 1.5 to 2.5 inches depending on load requirements, creating a surface that holds its position and its appearance without ongoing intervention.

The material’s compressive strength of 13.9 N/mm2 and water permeability rating of 900 inches per hour also positioned it well for a site that needed to manage stormwater effectively while maintaining a consistent, slip-resistant surface for guests. For commercial public pedestrian applications, PROFI-DEKO is installed at a depth of 2 inches, which was the appropriate specification for this project given its use profile.

The batch-mixing format was equally important to the selection decision. Because PROFI-DEKO is mixed in small quantities, typically approximately 150 to 160 pounds of clean aggregate per resin set, the installer could work in precise increments across different zones of the site. That level of control is not always available with larger-format or pre-mixed systems, and it proved essential to how this project was managed on the ground.

PROJECT LOCATION
The Highline Hotel is located in Manhattan, New York City, within the Chelsea neighborhood. It sits in close proximity to the High Line elevated park, one of the most heavily visited public spaces in New York City and a defining example of adaptive urban design. The surrounding architectural context is demanding: exposed brick, converted industrial buildings, and a landscape character that rewards materials that feel considered rather than generic.
 
The hotel itself is a boutique property, operating as both a hospitality venue and a private residence. Its exterior spaces are visible to guests from arrival through dining, which means surface quality is not an abstract specification requirement. It is part of the experience the hotel is selling.
 
The climate context adds a further layer of complexity. Manhattan winters are cold and variable, with freeze-thaw cycles that can compromise surfaces not engineered for permeability and flexibility. The surrounding urban environment also concentrates foot traffic and places a premium on surfaces that remain clean, stable, and accessible through all seasons.
 

PROJECT NEEDS
The project team at Tri-State FlexiPave faced a combination of design, logistical, and performance challenges that made product selection and installation planning equally critical.
 
The most immediate constraint was operational. The Highline Hotel remained active throughout the installation period, which meant construction had to be managed within a confined footprint without disrupting guest movement, access, or the overall atmosphere of the property. Large-batch mixing systems or processes requiring extended cure windows and site closures were not compatible with those conditions.
 
From a design standpoint, the project required a surface material that would read as elevated and intentional within the hotel’s aesthetic. The courtyard and entertaining area needed to feel like an extension of the interior design language, not a utilitarian afterthought. Loose aggregate was ruled out immediately for both visual and safety reasons. Poured concrete and conventional pavement systems were considered insufficient from an aesthetic standpoint and raised concerns about permeability and long-term maintenance.
 
ADA compliance was a non-negotiable performance requirement. The surface needed to be stable, firm, and slip-resistant in compliance with accessibility standards, with aggregate sizing appropriate to those requirements. For bonded aggregate to meet ADA specifications, aggregate must typically be half an inch or smaller, which informed the material selection from the outset.
 
Permeability was also a key specification requirement, both for stormwater management and for long-term surface integrity. An impermeable surface in this context would create ponding, increase slip risk, and contribute to subsurface moisture problems that accelerate deterioration. The system needed to allow water to move through freely while maintaining structural cohesion above.
PROJECT SOLUTION
Tri-State FlexiPave executed the installation in small, controlled phases timed to minimize overlap with hotel operations. Because PROFI-DEKO is mixed in manageable batches with a 20 to 30 minute working window, the team could activate specific zones, complete installation, protect the surface during cure, and move to the next section without creating large areas of simultaneous disruption. That phased approach was only viable because of how the product is designed to be mixed and applied.
 
The finished surface covered 3,000 square feet of exterior dining and entertaining space. Across that footprint, PROFI-DEKO delivered a bonded aggregate surface with the visual warmth of natural stone, the structural performance required for public pedestrian use, and the permeability necessary to manage water movement through the surface and into the base below. The result was ADA-compliant, stable under regular guest traffic, and aligned with the design expectations of a boutique Manhattan hotel.
 
For The Highline Hotel, the project demonstrated how bonded aggregate can perform at the intersection of hospitality design and urban construction logistics. The surface required no post-installation raking, displacement management, or edge containment maintenance, and the phased installation kept the property functional throughout the construction window. PROFI-DEKO gave the project team the flexibility to work precisely, the material performance to meet the specification, and a finished result that holds up to the standard the property demands.
